Old bones, contemporary comfort
Many Dorćol apartments carry history — thick walls, irregular plans, tall windows onto quiet streets. Rather than fighting that, we design with it: keeping the quirks that give a flat soul while resolving the practical failures (poor storage, tired services, a kitchen that doesn’t work) with careful, modern intervention. The result feels grounded in the neighbourhood, not parachuted in.
In the newer Dorćol developments the brief is closer to a Waterfront fit-out — a clean shell to design from scratch — but the palette we reach for is usually warmer, in keeping with the area.
Warm materials, quiet luxury
Dorćol suits natural oak, aged brass, stone and layered textiles — materials that age well and feel personal. Our AURORA project, with its natural oak, travertine and linen, is a good reference for the calm, warm, Korean-minimalist mood that reads beautifully in an old-Belgrade setting.
We support local makers and craftspeople on nearly every project, which sits naturally with Dorćol’s maker-and-gallery character.
Renovation, adaptation or a single room
Whether it’s a full renovation of a period flat, a lighter adaptation to fix the layout, or a single room done properly, we scope to fit. Take a complete design package to build yourself, or hand the whole thing over turnkey.

Do you renovate old flats in Dorćol?
Yes. Character-led renovation of older Stari grad apartments is a core part of the work — we keep what gives the flat soul and quietly modernise the rest.
Can you also design new-build apartments in Dorćol?
Yes — the newer premium developments are designed from the shell, the same as a Waterfront apartment, usually with a warmer palette to suit the area.
What if I only want to fix the layout, not gut everything?
That is an adaptation — a lighter reconfiguration of the space without a full renovation. We often recommend it when the bones are good but the plan doesn’t work.
Do you use local craftspeople?
On nearly every project. Bespoke joinery, furniture and finishes are made locally, which grounds the work in regional quality and craft.
